Independent retail is spread along Ocean Avenue, MLK Drive, and JFK Boulevard rather than concentrated in one corridor. Restaurants, grocers, and corner stores serve the neighborhood. The retail base is meaningfully thinner than the central or northern Jersey City neighborhoods.

Greenville is the entry price floor for Jersey City with Light Rail service. The trade-off is a longer commute and a thinner retail base. Buyers who prioritize square footage, private outdoor space, and the lowest possible entry price tend to do well here. For investors, the numbers can cash flow better than anywhere further north, but underwrite the rents conservatively.
