So we use the quiet period before launch to test interest privately, fine-tune the price, and build a pool of interested buyers. By the time your home hits the MLS, demand is already moving toward it.

Phase 2. Coming soon
A public launch on Compass.com only. Buyers can find the home and get in line, but the MLS clock has not started ticking yet.
Phase 3. Live on the MLS

The seller process

Twelve steps, split between preparation and contract-to-close. You will always know what just happened and what comes next.
Phase 1. Preparation

Sign the listing agreement
Terms in writing, with the commission and the timeline spelled out plainly. You should never have to guess what you agreed to.

Prepare the home for sale
Repairs, decluttering, and staging where it counts. The money you put in here usually comes back several times over at the offer table.

Build the marketing and media
Professional photography, video, a floor plan, and copy that does the home justice. All of it finished before the listing ever goes live.

Pre-market the property
We soft-launch to top agents and serious buyers in the Compass network before the public sees it. This is where early demand starts building.

List and show the home
The public launch, with the full marketing plan running and showings managed around your life, not the other way around.

Negotiate the best contract
The highest price is not always the strongest offer. We weigh terms, contingencies, and each buyer's financing to pick the offer most likely to actually close.
Phase 2. Contract to close

We move into attorney review and lock the deal down.

Buyers will ask for things. We address what is reasonable and push back on what is not, with the comps and the contract on our side.

We keep the buyer's financing on track and defend your price if the appraisal tries to chip away at it.

The buyer verifies the home's condition the day before closing. No surprises, because we prepared for this from day one.
