The mortgage, property taxes, insurance, and the capital improvements you choose to approve. You hold the security deposit and make the big strategic calls on the asset. It stays your property and your equity.
I handle
Everything else. Rent collection routed straight to your account, tenant communication around the clock, emergency dispatch, vendor coordination, lease enforcement and renewals, walkthroughs, eviction coordination if it ever comes to that, and compliance.

Fees depend on your portfolio size, the property's condition, and the scope of work. We talk it through, you get a number in writing, and that number does not move.
Zero hidden fees

My sales clients and Compass agent referrals get a discount. Tenants who refer new tenants can earn a rent credit, and owners who refer other owners earn fee reductions.
