The real estate landscape

What it actually feels like.

McGinley Square sits immediately west of Journal Square, anchored by Saint Peter's University. The walkable street grid carries independent retail along Montgomery Street and West Side Avenue. Light Rail at West Side Avenue and a short bus ride to Journal Square PATH put it in the same transit footprint as Journal Square with lower per-square-foot pricing and older housing stock.

The local deep dive

On the ground.

Transit

Hudson-Bergen Light Rail at West Side Avenue station. Multiple bus routes run directly to Journal Square PATH in under 10 minutes. From there, WTC service is roughly 15 minutes. Total Manhattan commute typically lands at 40 to 50 minutes door-to-door.

Day-to-day

Walkable within the square itself and along Montgomery Street. The grid is mostly flat. Daily errands skew toward independent retail and corner stores rather than chain supermarkets. The Light Rail station handles most cross-county trips.

Dining and retail

Independent restaurants and cafes line the blocks around the square. The Saint Peter's University presence supports steady casual restaurant and coffee shop traffic. The retail base is more limited than Journal Square but builds out year over year.

Parks and outdoor

Smaller pocket parks scattered through the neighborhood. Lincoln Park sits a short Light Rail trip south with athletic fields, walking trails, and a golf course. The university campus provides additional green space.

Housing and market

The housing stock is predominantly older brownstones, three-family walk-ups, and converted multi-family buildings. Per-square-foot pricing trails Journal Square despite very similar transit access. The university anchors a steady two and three bedroom rental market shaped by the academic calendar.

My take

What I tell clients about this market.

McGinley Square is the most direct value play against Journal Square. Same Light Rail station, similar PATH access through a quick bus, lower entry price. Two and three bedroom rentals carry steady university demand which makes the area particularly relevant for small investors. If you are an owner-occupant, the retail base is the variable to watch. It is improving block by block.
