McGinley Square is the most direct value play against Journal Square. Same Light Rail station, similar PATH access through a quick bus, lower entry price. Two and three bedroom rentals carry steady university demand which makes the area particularly relevant for small investors. If you are an owner-occupant, the retail base is the variable to watch.
