The real estate landscape

What it actually feels like.

North Bergen is the geographically largest township in Hudson County. The topography splits it into three distinct sections. A hilltop along Kennedy Boulevard, a narrow waterfront strip along the Hudson, and the western flats along Tonnelle Avenue. The Hudson-Bergen Light Rail terminates at Tonnelle Avenue with a northward expansion planned. Per-square-foot pricing is among the lowest in the county at the entry price point.

The local deep dive

On the ground.

Transit

Hudson-Bergen Light Rail terminates at Tonnelle Avenue. A planned northward expansion would add additional stations. NJ Transit express buses run through the Lincoln Tunnel to Port Authority in 25 to 35 minutes off-peak. Total Manhattan commute typically lands at 35 to 45 minutes depending on which section you live in.

Day-to-day

Walkability varies sharply by section. The Bergenline Avenue stretch in the southern part of town is dense and walkable. The hilltop sections along Kennedy Boulevard are quieter and more car-dependent. The Tonnelle Avenue corridor is a transit-and-commercial strip. Pick your section before you tour.

Dining and retail

Bergenline Avenue retail extends north from West New York and Union City. The Tonnelle Avenue corridor carries chain retail, big-box stores, and auto-oriented commercial. Independent restaurants cluster in the southern sections closest to Union City. The hilltop is largely residential with limited ground-floor retail.

Parks and outdoor

James J. Braddock North Hudson County Park covers 167 acres with athletic fields, walking paths, and a lake. The Hudson River Walkway runs along the waterfront strip with continuous skyline views. Hudson County Park and several neighborhood parks fill in the residential sections.

Housing and market

Three distinct submarkets. The Tonnelle Avenue corridor offers Light Rail access at a lower entry price. The hilltop sections trade walkability for more space and single-family inventory. The waterfront strip carries newer rental and condo product with skyline views. The April 2026 condo median through Hudson County MLS sat near $371,000 with the single-family median around $655,000. The planned Light Rail extension is the single biggest variable to track on the long term.

My take

What I tell clients about this market.

North Bergen behaves like three different markets. Pick the section before you start touring. The Tonnelle Avenue corridor delivers Light Rail at the lowest entry price. The hilltop sections trade walkability for more space and single-family inventory. The waterfront strip is a newer condo and rental market. The Light Rail extension is the single biggest variable for long-term buyers.
