The real estate landscape
What it actually feels like.
Union City sits on top of the Palisades directly west of Hoboken. It is one of the most population-dense municipalities in the United States. 1.3 square miles, roughly 68,000 residents, dense row-house housing, and a commercial spine along Bergenline Avenue. 32 bus routes connect to Port Authority in 15 to 20 minutes off-peak. Per-square-foot pricing runs roughly half of Hoboken with materially similar commute times.
The local deep dive
On the ground.
Transit
NJ Transit bus routes 123, 127, and 159 run express through the Lincoln Tunnel and reach Port Authority in 15 to 20 minutes off-peak. 24/7 private jitney shuttles supplement the bus network along Bergenline Avenue and the main corridors. The Hudson-Bergen Light Rail Bergenline Avenue station connects to Hoboken PATH for direct Manhattan trips.
Day-to-day
Walkable from nearly every block thanks to the density. Daily errands are typically on foot or a short bus ride. Bergenline Avenue handles most of the retail. Parking is constrained because of the density. Most residents do not need a car.
Dining and retail
Bergenline Avenue runs for roughly fifty continuous blocks through Union City and into West New York. Family-operated bakeries, cafes, and restaurants cover almost every corner. The corridor is one of the longest continuous independent-retail streets in the region. Notable spots include La Gran Via Bakery and Noches de Colombia.
Parks and outdoor
Washington Park sits on the southern border with tennis courts, playgrounds, walking paths, and skyline views. Firefighters Memorial Park serves the central city. The Union City Performing Arts Center hosts theater and music programming. Park acreage is limited relative to the population density.
Housing and market
The housing stock is predominantly row-house and walk-up multi-family. The April 2026 condo median through Hudson County MLS sat near $341,000 and the single-family median near $570,000. Multi-family inventory is the dominant trade here. The pricing gap to Hoboken is one of the widest in the county relative to commute time.

My take
What I tell clients about this market.
Union City is one of the strongest value markets in Hudson County for buyers who can build a commute around buses rather than PATH. The April 2026 condo median ran near $341,000, less than half of Hoboken. Express service through the Lincoln Tunnel is faster than people assume off-peak. The constraint here is parking and limited park space, not transit and not retail. Bergenline Avenue alone makes the case for living here.
