The real estate landscape

What it actually feels like.

Weehawken is a small township that runs along the Palisades cliff with direct Manhattan views from Boulevard East. The township splits into two distinct submarkets. Port Imperial and Lincoln Harbor on the waterfront with new luxury condos, the ferry terminal, and the Light Rail. The upper streets are quieter and lower-density with older single and multi-family housing. The NY Waterway ferry from Port Imperial reaches Midtown in under 10 minutes, the fastest commute in the county.

The local deep dive

On the ground.

Transit

NY Waterway ferries depart Port Imperial and Lincoln Harbor for Midtown West and Pier 11 in under 10 minutes. Hudson-Bergen Light Rail at Port Imperial connects up and down the county. NJ Transit express buses through the Lincoln Tunnel reach Port Authority in roughly 20 minutes off-peak. The ferry is the single fastest commute in Hudson County.

Day-to-day

Walkability varies sharply with elevation. The waterfront is flat and the new buildings are walkable to the ferry and Light Rail. The upper streets along Boulevard East are residential and quieter, with fewer ground-floor amenities. Many residents on the upper streets own a car.

Dining and retail

Restaurants concentrate on the waterfront. Molos for Greek seafood and Blu on the Hudson for modern American anchor the higher end. Lincoln Harbor has additional waterfront dining. The upper streets are largely residential with limited ground-floor retail.

Parks and outdoor

Lincoln Harbor Park and Weehawken Waterfront Park run along the river with walking paths, playgrounds, and skyline views. The Hudson River Walkway connects south toward Hoboken and north toward Port Imperial. Hamilton Park sits on the upper streets with cliff views and a monument marking the Hamilton-Burr duel site.

Housing and market

The waterfront market is concentrated in newer luxury condo towers with doorman services and amenity decks, priced closer to Hoboken. The upper streets carry older townhomes and multi-family buildings at lower price points. The two submarkets behave very differently and should be evaluated separately. The April 2026 condo median through Hudson County MLS sat near $980,000 with the single-family median around $1.13 million, both heavily pulled up by the Port Imperial mix.

My take

What I tell clients about this market.

Weehawken is two markets in one zip code. Decide which one you want before you tour. The Port Imperial waterfront is a doorman-condo market with ferry access as the differentiator and pricing close to Hoboken. The upper streets are an older lower-density market with cliff views and easier parking. The ferry commute is genuinely faster than PATH from anywhere. For buyers who work in Midtown, that single fact can decide the whole search.
