The city splits between a dense cliff-top section along Bergenline Avenue, which extends the longest retail corridor in New Jersey, and a waterfront section at the southern edge of Port Imperial. The cliff top is walkable, transit-rich, and priced like Union City. The waterfront is new-construction condo product with ferry and Light Rail access.

Transit
Hudson-Bergen Light Rail at Port Imperial and Bergenline Avenue stations. NY Waterway ferries from Port Imperial reach Midtown West and Pier 11 in under 15 minutes. 15-plus NJ Transit bus lines serve the area, with express service through the Lincoln Tunnel to Port Authority. Total Manhattan commute typically lands at 30 to 40 minutes.
Day-to-day
Walkability is excellent along the Bergenline corridor at the top of the cliff. The waterfront strip is walkable within the new towers but more separated from the cliff-top retail by the Palisades elevation. Many cliff-top residents do not need a car. Waterfront residents often have one for non-commute trips.
Dining and retail
Bergenline Avenue continues into West New York from Union City and adds another long stretch of independent retail. Bakeries, restaurants, grocers, and corner stores run nearly continuously along the corridor. The waterfront has a smaller cluster of restaurants near Port Imperial.
Parks and outdoor
Donnelly Memorial Park and Miller Stadium provide athletic facilities on the cliff top. The Hudson River Walkway runs the length of the waterfront with continuous skyline views. The Palisades elevation gives parts of the cliff direct unobstructed views east.
Housing and market
Two distinct products and pricing tiers. The cliff-top market sits closer to Union City pricing with older row houses and walk-ups. The Port Imperial waterfront is newer high-rise condo product priced closer to Hoboken construction. The same zip code, very different markets. The April 2026 condo median through Hudson County MLS sat near $522,500 with the average pulled up over $700,000 by waterfront sales.
